Star brokers about the housing market: "Not worried"
They have their feet in the middle of the market and a fingertip feel for price changes long before the numbers reach the statistics. Di has spoken to the star brokers who sell the most and best to hear their verdict on the housing market.
"I'm not worried, I've seen this before," says Richard Lagerling, Realtor Lagerlings.
After several years of constant price increases, the brokers have now found it difficult. Buyers and sellers find it more difficult to agree, transactions drag on.
But there are also brokers who continue to sell at too high prices. Richard Lagerling, real estate agent at the agency that bears his surname, specializes in larger apartments and floors in Östermalm. He is the broker who sold homes for the second highest sales value during the second quarter of the year, according to the site Hittamäklare. The sum landed at SEK 280 million.
"I've worked for a very long time and focused in one neighborhood, and I think the key is to do well and build a loyal following of customers who will come back the next time they move," he says of the top spot.
After many years in the industry, he has seen many ups and downs. He knows that it usually takes between three and six months for prices to stabilize after things get rough and thinks it will be the same this time.
"I can imagine that prices could go down a little more, by 5 percent from the levels we see today. My forecast is that when we enter September, the sellers have a greater acceptance for lower prices, and then we can see a new equilibrium", says Richard Lagerling. The market in which he himself is most active has not been affected as much by the global situation as the market on average. In fact, prices have even gone up since the beginning of the year.
"Demand is high for the most exclusive objects, large floors of 350 square meters on Strandvägen or Narvavägen. At the same time, the supply is unusually small, and this means that the price still went up. But that makes up a very small part of the market," he says.
The price development in the housing market has been exceptional during the 2000s, and Richard Lagerling believes that it will continue to pay off to own a home. At least in attractive areas. (Hay zonas y zonas!)
"If you buy in Stockholm's inner city, I think the prices will have increased in 5 years, 10 years. You just have to see that you can make it through these years.”
The one who tops the list of autumn sales value is Håkan Jansson, Husman Hagberg, who specializes in villas in Bromma. Despite the fact that it is also considered an exclusive market with house prices of over 20 million, the slowdown has become noticeable.
"Those who buy villas in Bromma usually put in a large percentage of cash investment. However, they still have many millions to borrow, which means that an interest rate increase hits hard. The speculators who are probing the market right now during the summer have the opinion that the villas that previously cost 20-22 million are now worth a few million less," says Håkan Jansson.
However, this does not necessarily mean that all sellers are waiting. Homeowners often live in the same house for 15-25 years, which means they make a very large profit even though the market is subdued.
"What I sell most are villas that you bought a long time ago and paid perhaps between 2-7 million at that purchase. For many of these sellers who are about to change their place of residence, it may matter less if you sell for 20 or 21 million. You still think it's a very good price in relation to what you yourself gave once upon a time, and you want to move on in life."
Håkan Jansson therefore believes that the market should continue to roll on and that the sellers should dare to take action. The pressure for residential housing near the inner city has increased in recent years, so the buyers will likely remain, he believes. He prefers not to make any further forecasts about the prices.
"It is unwise to speculate, historically what was thought has not happened. A wild guess is that we'll get a market that's a bit more muted and a downward price adjustment. But the items that are really good always sell at a high price. I think there may be a bigger difference now between the properties that the speculators think are 'everyone right' and the objects that have some flaws," he says, but adds:
"I'm not worried about the housing market in any way."
Daniel Adelsson, real estate agent at Bjurfors in Mölndal, is at the top among agents with both the highest sales price and the most objects sold. Between March and May this year, he brokered 54 homes for almost SEK 218 million, according to Hittamäklare.
"I have managed to sell almost all the homes during the spring despite the pending situation
